Preparation: do it right and add 5-15% to the sale price.
Vancouver's real estate is selling at record prices, therefore it only makes sense to prepare your home and property before you place it on the market for sale. By showing your house, townhouse or condo in the best possible condition, you can realistically add 5-15% to the sale price. 

Remember, home sellers have one chance to create a good first impression to the buyer. So how can you make that happen? 
  • Declutter, Declutter, Declutter - start removing the stuff you don't need. 
  • Cleaning - make all rooms as squeeky clean as possible, especially the kitchen and bathrooms
  • Small cosmentic renovations - repaint where nessesary, remove dated wallpaper
  • Small, minor repairs - fix or replace drippy faucets, loose cupboards, broken or cracked windows
  • Landscaping - cut the lawn, trim the hedges, remove weeds and dead plants. 
Remember, it takes a little time and effort if you want to get the best price!

One of the greatest fears home sellers have is that somehow they'll sell their home for less than it's worth. This often leads to overpricing and sitting on the market far too long. To ensure this never happens to my clients, I provide them with; 
  • a comparative market analysis (or CMA) using similar home sales and listings
  • an understanding of the market trends - where will the market be when the sign goes up?
  • a professional, unbiased 3rd party appraisal - virtually no realtors add this important step
  • the Landcor Valuator Report (an online appraisal service)
